  • GETTING TO THE MANHATTAN LOFT GARDENS:

    HOW DO I GET THERE?

    Arrive by plane

    The Stratford is only 17 minutes from London City Airport (LCY). Take the DLR line to Stratford International Railway Station.

    Arrive by car

    22 International Way, E20 1FD (You can easily find a parking spot next door at the Stratford International parking garage for £9.50/day.)

    Arrive by train (2 options)

    Arrive at Stratford International Railway Station:

    You can choose to arrive easily on our doorstep by taking the TFL Rail or DLR to Stratford International Railway Station. 6 mins from St Pancras International (King’s Cross) by High Speed Rail. 4 trains running per hour. We are located directly in front of the station.

    Arrive at Stratford Station:

    If you don’t mind a 7 minute walk through Westfield Shopping Centre you can take the Underground to Stratford Station via: London Overground, Central Line, Jubilee Line & Elizabeth Line.

    Come via Overground, Central Line or Elizabeth Line:
    • Exit at Stratford Station. As you leave the platform, walk down the stairs and follow the signs to “Queen Elizabeth Olympic Park, Westfield Stratford City” by taking a right and heading up the escalators at the end.
    • After you exit the ticket barriers, follow the sign to “Westfield Stratford City”, directing you to enter Westfield shopping centre on the left. On entry keep right and pass through with Starbucks on your left and TGJones on your right.
    • Follow this path and exit Westfield by taking the final right turn as you see Waitrose and Great Eastern Market. You will see The Stratford on the right as you exit the shopping centre.
    Come via Jubilee Line:
    • Exit at Stratford Station. Follow the sign to “Queen Elizabeth Olympic Park, Westfield Stratford City” down the stairs and through the tunnel (do not go up the stairs).
    • Head straight through following the signs to “Queen Elizabeth Olympic Park, Westfield Stratford City”, and go up the escalators at the end. After you exit the ticket barriers, follow the sign to “Westfield Stratford City”, directing you to enter Westfield shopping centre on the left.
    • On entry keep right and pass through with Starbucks on your left and TGJones on your right. Follow this path and exit Westfield by taking the final right turn as you see Waitrose and Great Eastern Market. You will see The Stratford on the right as you exit the shopping centre.

    Stratford International is located under a minute from us. Please find costs below:

    • 4 hours £8.70.
    • 24 hours £9.50 (Event days are charged at £28.75 for 24-hours and will be highlighted during the pre-booking process)
    • Spaces can be pre-booked via Stratford International website
    • Manhattan Loft Gardens has the benefit of Blue Badge Parking for use by holders of Blue Badges living at or visiting or generally attending the residential development

    HOW DO I BOOK A TABLE AT THE RESTAURANT?
    Just call us on +44 203 961 3333 or use the book a table link on our website – thestratford.com/food-drink/ – you can check out our menus as well.

    We recommend booking a table for lunch and dinner, but of course you can also just walk in.

  • ARTWORKS:

    WHO DESIGNED THE ARTWORK IN THE HOTEL?

    ‘Murmuration’ in the Stratford Lobby is designed by Paul Cocksedge.
    Visible from the outside of The Stratford, the art piece complements the building’s unique architectural composition. “Murmuration” hangs as a centrepiece above the lobby, creating an impactful experience for guests and is part of Paul Cocksedge’s ongoing experiments with paper, exploring what it means as both a material and cultural artefact. It’s a particularly relevant subject as the digital world increasingly dominates our lives, and our relationship with the printed page changes.

    For Murmuration, Paul imagines a sheaf of paper caught in the wind, and frozen in the updraft as if standing still in time. The installation consists of white, black and red sheets of this ‘imaginary paper’, and a play with light and shadow will create a captivating sense of movement.

    “Anatomy Of The Void” in the Stratford courtyard is designed by Petroc Sesti.
    Anatomy Of The Void is a new sculpture by Artist Petroc Sesti. Over the last 15 years Petroc has been developing moving liquid sculptures, creating multi-ton optic spheres. Its the largest installment to date in the development of solar powered fluid artworks that contain states of chaos and order.

    Situated in ‘The Stratford’ courtyard, the sculpture, weighing over six tons and standing seven meters tall acts like a vast crystal-ball, that bends light and dramatically transforms landscape and architecture surrounding it.

    As a central theme in the artists practice, the Void is created by the space within the liquid. It is inspired by the scientific principles of optics and cosmology.

  • THE LOFT APARTMENTS

    WHAT IS INCLUDED IN THE MONTHLY RENTAL CHARGE?

    Long-term rentals:

    • Your loft apartment
    • Complimentary weekly housekeeping/cleaning
    • Complimentary high-speed broadband
    • Access to The Stratford hotel’s services, amenities and events

    Short-term rentals:
    All of the above, plus all utilities (electricity, water etc.) and council tax.

    WHAT IS THE MINIMUM STAY ON A LONG-TERM LET?
    No minimum term. As of Friday 1st May 2026, all long-term tenancies will be APTs (Assured Periodic Tenancy Agreement). There is no maximum term, tenancies will just require a two months’ notice.

    WHAT DOES THE LETTINGS PROCESS INVOLVE ONCE I’VE MADE THE DECISION TO RENT A LOFT?

    • Pay a holding deposit
    • Personal referencing
    • Sign the tenancy agreement
    • Pay your first month’s rent
    • Move in as early as one week from viewing (subject to availability, references and contract)

    WHAT DOES THE REFERENCING PROCESS INVOLVE?
    We work with a specialist agency which has full GDPR compliance. They will ask you to provide details about your identity and confirm your financial status and credit, previous residential history (if applicable). All data is handled securely.

    WHAT IS THE RIGHT TO RENT CHECK?
    A checklist set out by the UK Government requires the landlord to check a tenant’s immigration status before the start of a new tenancy agreement. Typically, we require a passport or valid UK driving license to complete this process. Find out more at www.gov.uk.

    HOW MUCH MORE WOULD I NEED TO PAY TOWARDS OTHER BILLS AND COUNCIL TAX?
    For long-term residents, utility bills are based on consumption and supplier variable rates so it’s hard to estimate. Council tax banding can be found on the Newham Council website and relates to the value of an apartment: www.newham.gov.uk/Pages/Services/Council-taxannual-notification.aspx

    For short-term residents, all bills are included.

    IS MANHATTAN LOFT GARDENS DOG FRIENDLY?
    Yes! Well-behaved dogs and other pets are welcome to live with you at Manhattan Loft Gardens. Please note, pets will need to be pre-approved at the point of offer and a pet license form will need to be completed at the point of contract.

    Dogs are welcome in many communal areas of the building such as Kitchen E20, The Lounge and Terrace E20.

    WHAT SERVICES DO YOU PROVIDE VIA THE CONCIERGE?
    We do everything from receiving your parcels and post to making a theatre booking. Just ask and we will do our absolute best to make life easier for you.

    DO YOU HAVE ON-SITE MAINTENANCE AND SECURITY?
    Yes, our concierge team is on hand to ensure your safety and security 24/7, and we have an on-site maintenance team which is highly responsive and happy to take care of your loft maintenance needs.

    WHAT CAN I EXPECT FROM THE LIFESTYLE AT MANHATTAN LOFT GARDENS?
    An interesting mix of like-minded people and a great community ethos. We have a programme of exciting cultural events and of course, the services and amenities of The Stratford hotel – 3 bars, 2 restaurants and event spaces. We aim to do everything we can to help you thrive whilst you are living at Manhattan Loft Gardens.

    HOW OFTEN CAN I EXPECT MY EXTERNAL WINDOWS TO BE CLEANED?
    External windows at Manhattan Loft Gardens are cleaned three times a year.

    WHERE CAN I STORE MY BICYCLE?
    We have dedicated bicycle storage on site. It’s fully secure and under cover.

    WHO HAS ACCESS TO THE ROOFTOP GARDENS CAN MY FRIENDS AND FAMILY COME AS WELL?
    Our rental guests and their visitors have access to the Rooftop Gardens on levels 25 and 36. The Rooftop Gardens have a maximum persons’ limit, so when they get full, we have to restrict the number of visitors that can access at any one point. Rooftop Garden on level 7 adjoins our destination restaurant, Kokin. This is a shared space between restaurant patrons and rental guests.
